East Street, Epsom

Conversion and upward extension of an office building to provide 46 new apartments in Epsom.

 

Our client came to us in September 2025, when they bought the existing building with the benefit of a Prior Approval for converting it into 30 flats.

 

We optimised the conversion layouts generating an additional unit and upgrading 6 one beds into two bed units (all national space standards compliant of course).

 

Whilst the legal matters of the purchase have been completed, we designed the airspace scheme for the 15 additional units, submitted and got the application validated in the beginning of November, approval issued in the beginning of January 2026.

 

This approval was partially due to the comprehensive service we offered:

  • Designing efficient and flawless layouts to pass the strictest national space standards compliance scrutiny.

  • Producing a circa 350m x 350m 3D context model and detailed townscape impact analysis to make sure the officers are comfortable with the potential impact of the height increase.
