Sandwiched between residential buildings, this tight light industrial site off Hook Road has struggled for a while until its owner decided to re-develop. The proposal seeks to re-provide some of the existing employment use in the form of a small office block in the front of the site and deliver apartments behind. The main challenges of this project were creating a valid frontage for this site hidden behind other buildings and coming up with a massing that avoids overlooking and doesn’t impede the future development of the neighbouring sites. The massing has been broken up into five blocks imitating the scale and proportions of small-scale town houses to avoid a monolithic and overbearing appearance. The breaks between the blocks provide private patios for each apartment.
