Stafford House, Croydon

Redevelopment of a brownfield backland site with 47 new flats sandwiched between a low rise residential neighbourhood and a commercial site earmarked for medium to high density residential use in Croydon.

This is the second pre-application proposal to redevelop a site currently occupied by vacant offices and an industrial shed sited behind a row of low-rise residential buildings. The adjacent commercial area to the north is earmarked for residential-led regeneration with a significant increase in density. Although the site is presently landlocked, a new linear park is planned between our plot and the future regeneration scheme, creating safe pedestrian access to the proposed buildings.

 

Our massing strategy serves as a transition between the low-rise homes to the south and the forthcoming 8–10 storey development to the north. The two blocks are positioned to maximise outlook while minimising impact on neighbouring properties. The architectural language offers a fresh interpretation of contemporary London residential design, combining high-quality brickwork with corrugated metal panels—a subtle reference to the industrial heritage of the site and the character of the surrounding regeneration area.
