We are determined to achieve better results and take initiative to unlock value where others could not find any before.

Coliving
We were the first to secure approval for new purpose-built coliving units in London. Historically coliving schemes were delivered via conversion or as hotels. Through extensive research we have a good understanding of this typology that enabled us to utilise Policy H18 (Large-scale purpose-built shared living) of the emerging new London Plan to secure approval for an exciting coliving proposal in Brent. Since then, we have been busy developing other proposals in Streatham, Croydon, Watford and Cardiff.

Airspace
We helped to secure more than a dozen airspace approvals under both Prior Approval and Full planning, delivering over 260 new apartments. Our detailed townscape and visual impact assessment helped to increase the proposed number of units from 5 post submission and achieve approval for 7 in Wood Green, Haringey.

Backland sites
We successfully unlocked 7 backland sites recently that lied empty or in other use, securing approval for 55 new residential units in total. Our proposal behind a parade on Hook Road in Surbiton created 9 new apartments and a small office unit with a circa 85% site coverage. In Wood Green we secured approval for 17 apartments on an old industrial site behind a petrol station.

Brownfield sites
Created over 340,000sqft new floor area and 450 apartments on disused or underutilised brown field and backland sites. On Haslett Avenue in Crawley, we designed a 44 unit block on a redundant car park after an office to residential conversion. In Pitsea, Basildon we submitted planning application for a 217 unit proposal on a challenging vacant commercial / logistics site wedged between the A13 dual carriage way, 2 main railway lines and an environmental management site.

Change of use
Whether for repurposing a vacant asset or just strategically planning and paving the way for the redevelopment of site, we helped to secure over half a dozen residential conversion approvals providing over 300 new homes on both small and large scale commercial buildings.

Family homes
We have significantly increased the living space and optimised the internal layouts of over half a dozen families homes so far. Working on private residences in Haslemere, Wimbledon, Rickmansworth and Sutton we worked closely with our clients to understand their families’ needs and provide intelligent transformations of their homes with a positive impact on their everyday life.

Intensification and re-generation
Overcoming heavy initial resistance from both the neighbours and at the Local Authority, we were first in the local area to get approval for the redevelopment of a detached house site on Oxhey Road in Watford with a new residential building comprising 10 apartments. We did the same trick in Purley where we delivered 7 new units.

Repurposing a vacant listed building
We repurposed a Grade II Listed cinema in Edgware as co-working space, extended the building on the top and sides to provide 125 co-living units with associated shared amenities and as a result an empty building for over six years was brought back to life and become an active asset in our Client’s property portfolio.

Improving consented schemes or dislodging refusals
Several Clients came to us with a long planning history on their sites. On 5 sites we secured approval for over a 25% increased scheme. 6 of our recently approved projects came with a refusal when we were approached. Our tenacity and thoroughness leads to better results.
