Planning approval for the redevelopment of a brown field site to provide 17 new apartments.
Sandwiched between two conservation areas, with residential properties backing onto the site form one side and a petrol station form another, the main challenges of this project were mitigating the environmental impacts of the adjacent petrol station, avoiding potential overlooking and overshadowing of the low-rise neighbours and providing a contemporary appearance that is rooted in the rich architecture of the Noel Park and Lordship Lane Conservation Areas.
Four rounds of pre-application consultations and a presentation to the local design quality review panel were all key for the development of a proposal that could overcome the above challenges and successfully deliver a viable high-quality re-development scheme.
